Best Suburbs to Live in Darwin and Palmerston for Families

Choosing where to live is the biggest decision in any move to the Top End. Greater Darwin is spread out, and each area has a different lifestyle, housing style and commute.

This guide gives you a feel for the main family-friendly areas. Visit before you commit, and check current school zones and rental prices for the latest picture.

Quick guide: Want established streets and a short commute? Look at the northern suburbs. Want a newer house and more space for the money? Look at Palmerston. Want land, sheds and room for the kids to roam? Look at the rural area.

Northern suburbs

The northern suburbs are Darwin's established family heartland, between the city and the airport.

Nightcliff and Rapid Creek

Coastal suburbs known for the foreshore, the jetty and Sunday markets. Older elevated homes and units, with a strong community feel. Popular, so rentals can go quickly.

Casuarina, Tiwi and Wanguri

Close to Casuarina Square, Charles Darwin University and Royal Darwin Hospital. Great for families who want shops, health services and study within minutes.

Leanyer, Wulagi and Karama

Quiet residential streets, parks and good access to the Stuart Highway. Leanyer is close to the popular Leanyer Recreation Park water park.

Lyons and Muirhead

Newer northern suburbs with modern homes, near Lee Point and the coastal reserve.

Moving day in the northern suburbs: lots of elevated homes, which means stairs on moving day. Ask your removalist about a three-person crew. See Removalist Hourly Rates in Darwin.

Palmerston

Palmerston is a satellite city about 20 minutes from Darwin, with its own shopping centre, services and newer estates. It's popular with young families and Defence households.

Bellamack and Zuccoli

Newer estates with modern, mostly single-level homes, parks and walking paths. Zuccoli is one of the area's newest suburbs.

Rosebery, Johnston and Farrar

Family suburbs with good-sized blocks and easy access to Palmerston's shops and services.

Durack, Gunn and Driver

Established Palmerston suburbs, often with more affordable rents and good access to the city.

Moving day in Palmerston: single-level homes and easy street parking usually make for faster moves. A move between Darwin and Palmerston adds 20–40 minutes of travel. See our Palmerston removalists page.

City and inner suburbs

Fannie Bay, Parap and Stuart Park

Close to the city, the waterfront, East Point and the Parap markets. A mix of older homes and apartments. Great lifestyle, but space can be tight.

Darwin CBD, Larrakeyah and Cullen Bay

Mostly apartments. Ideal for couples and smaller families who want to walk to the waterfront. Moving here usually means lift bookings and loading docks — see Moving into a Darwin High-Rise.

The rural area

Howard Springs, Humpty Doo, Coolalinga and Virginia

Acreage living 30–45 minutes from the city. Room for sheds, boats, horses and big gardens. Coolalinga has shopping close by.

Moving day in the rural area: long driveways, sheds full of tools and outdoor gear, and longer travel times. Get a quote that accounts for all of it. See our Darwin Rural removalists page.
