Moving Out of a Darwin Rental: Bond Clean and Removal Timeline

Moving out of a rental is two jobs squeezed into the same few days: getting your stuff out, and leaving the place clean enough to get your bond back.

Get the order wrong and you'll end up cleaning around boxes, paying cleaners to come back, or handing over keys late. Here's a simple timeline that works for Darwin rentals.

The golden rule: Move first, clean second, inspect third. Book the removal and bond clean for the same day or consecutive days, with the clean starting as soon as the truck leaves.

This guide is general information about NT rentals, not legal advice. Always check your lease and the current rules with NT Consumer Affairs or the Darwin Community Legal Service.

What NT rules say about bonds and cleaning

A few things every Darwin renter should know:

  • Bond return: the landlord must return your bond, or give you a bond notice, within 7 business days of you giving vacant possession.
  • Bond notice requirements: if they want to keep part of your bond, the notice must include reasons and supporting evidence (such as quotes or invoices for cleaning or repairs) and a statutory declaration.
  • Cleaning standard: you must leave the property reasonably clean, allowing for fair wear and tear.
  • Professional cleaning: NT law doesn't require tenants to pay for professional cleaning, and lease clauses that demand it may not be enforceable. Many tenants still book a professional clean because it's faster and reduces the chance of a dispute.
  • Disputes: if you disagree with a claim, you can apply to the NT Civil and Administrative Tribunal (NTCAT).

The single most useful thing you can have is your ingoing condition report. The property is compared against it when you leave.

Your move-out timeline

4–6 weeks before

  • Give notice to your landlord or agent as your lease requires
  • Find your ingoing condition report and move-in photos
  • Book your removalist — end-of-month dates go fast in Darwin
  • Book your bond clean for the same day as the move or the day after
  • Ask your agent about their final inspection and key handover process

Save the hassle: our Move + Bond Clean package books both together, timed back to back. ✎ Edit: Add package price or discount, e.g. "Save $__ when you book both."

2–3 weeks before

  • Declutter. Sell, donate or dump what you're not taking.
  • Start packing rooms you don't use every day.
  • Book a carpet clean if your lease requires one or the carpets need it.
  • Organise pest control if your lease requires it (check whether the clause is enforceable).
  • Arrange utility disconnection and connection at your new place.

1 week before

  • Fix small damage you caused — picture hooks, scuffs, a loose handle
  • Clean outdoor areas — yards, verandahs, under-house areas, the carport
  • Mow and tidy the garden if it's your responsibility
  • Confirm times with your removalist and cleaners

2–3 days before

  • Finish packing everything except essentials
  • Defrost the fridge and freezer
  • Dismantle beds and furniture
  • Take a load to the tip or charity

Moving day

  1. Removalists arrive — load everything out
  2. Do a final walk-through — check cupboards, the shed, the meter box, under the house
  3. Cleaners start as soon as the property is empty
  4. Take photos of every room once the clean is finished

Handover day

  • Return all keys, remotes and access cards
  • Attend the outgoing inspection if you can
  • Give your forwarding address for the bond and any correspondence
  • Keep copies of your cleaning invoice and photos

Within 7 business days

Your bond should be returned, or you should receive a bond notice. If you don't agree with a claim, contact your agent first, then NT Consumer Affairs or the Darwin Community Legal Service for advice.

Why the order matters

Clean before you move and you'll be cleaning around furniture — and the movers will undo half the job with dirt, scuffs and wet-season mud.

Move days before the clean and you're paying rent on an empty property, and you might run out of time before handover.

Move then clean, same day or next day is the sweet spot.

Darwin-specific things renters forget

  • Mould in bathrooms, wardrobes and air-con vents — common after the wet season
  • Air-conditioner filters — dusty filters are often noted on outgoing reports
  • Ceiling fans — dust builds up fast
  • Under-house areas and carports — oil stains, rubbish, garden waste
  • Louvre windows — every single blade
  • Geckos and insects — droppings in cupboards and window tracks

Moving out in the wet season?

Mud and rain make the clean harder. Lay drop sheets and floor protection during the move, and book the clean for after the truck has gone. Read Moving House in the Wet Season.

Frequently asked questions

How long does a landlord have to return my bond in the NT?

In the Northern Territory, the landlord must return your bond or give you a bond notice within 7 business days of you giving vacant possession.

Do I have to pay for a professional bond clean in the NT?

Not necessarily. NT tenants must leave the property reasonably clean, allowing for fair wear and tear. Lease clauses that require a professional clean may not be enforceable. Many tenants still book one to save time and reduce the risk of a dispute.

Should the bond clean happen before or after the removal?

After. The property needs to be empty for a thorough clean. Ideally the cleaners start as soon as the truck has left.

What if my landlord keeps part of my bond?

The landlord must give you a valid bond notice with reasons and evidence. If you disagree, you can try to resolve it directly, or apply to the NT Civil and Administrative Tribunal (NTCAT).
