Downsizing Guide: Moving Seniors to a Smaller Home or Aged Care

Moving from a long-term family home to a smaller place — a unit, a retirement village or aged care — is a big emotional step as well as a practical one. Decades of memories have to fit into a smaller space.

This guide helps families plan a downsizing move that's respectful, calm and well organised.

Downsizing in short: Start early · Work one room at a time · Measure the new home · Let the person moving make the decisions · Make the new place feel like home on day one.

Start early

A long-term home can take weeks or months to sort. Starting early means: - Decisions aren't rushed - There's time to give items to family - Less stress on moving day

Measure the new home

Get a floor plan or measure each room. Then decide: - Which furniture fits — bed, favourite chair, dining table, TV unit - How much storage there is - What the rules are (for retirement villages and aged care)

Sort, one room at a time

Use five categories:

Category What it means
Keep Goes to the new home
Family Offered to children, grandchildren and friends
Sell Furniture, collectibles and good-quality items
Donate Charities and community groups
Dispose Damaged or unusable items

Start with easy areas — spare rooms, the linen cupboard, the garage — before the sentimental ones.

Keep the person at the centre

  • Let them lead the decisions where possible
  • Take photos of items being let go
  • Record stories behind special pieces
  • Allow time — some decisions take more than one conversation
  • Keep treasured items, even if they're not practical

Plan moving day

  • Choose a calm day, ideally mid-week
  • Have a family member with the person all day, or arrange for them to spend the day elsewhere
  • Pack a day bag with medications, glasses, hearing aids, documents, phone and charger
  • Ask the removalist to set up the bedroom first

Make the new home feel like home

  • Familiar furniture, bedding and photos in the same arrangement if possible
  • Hang pictures on the first day
  • Make sure lighting, walkways and the bathroom are safe and clear
  • Stock the kitchen with favourites

Frequently asked questions

How do you start downsizing a home?

Start early with one room or category at a time. Measure the new home, decide what will fit, and sort items into keep, family, sell, donate and dispose.

How long does downsizing take?

Allow several weeks to a few months for a long-term family home. Rushing makes decisions harder and more stressful.

Can removalists help with downsizing?

Yes. Removalists can pack, move only the chosen items, deliver items to family members, and set up furniture in the new home.

What should go to aged care?

Check the room size and the facility's rules. Familiar items like a favourite chair, photos, bedding and a few treasured belongings help it feel like home.
